University neighborhood is aptly named as nearly one-quarter of its land mass is occupied by the University of Denver. The street boundaries are I-25, Downing, Amherst, Franklin, Dartmouth and University.

History of the University Neighborhood

Anchored by the oldest independent college in the Rocky Mountains, University neighborhood has long enjoyed popularity as one of the best areas of southeast Denver in which to live. Located just south of Washington Park, University neighborhood homes have a lower price tag, offers more of a mix of small brick and frame homes, and, for individuals requiring more space, ranch style homes can be found on large lots on the south end near Dartmouth. You’ll also find many scrapes and new builds in the area, including new townhomes and condos.

The University of Denver has emerged as a powerhouse in education since the early 1990s when a tour de force capital campaign ultimately dumped over $400 million into the college’s coffers, leading to new buildings, expanded educational programs and heightened awareness and interest in the school. Students and residents alike have access to a multitude of diversions: athletic events, theater and music performances at the Newman Center, visual arts at Myhren Gallery and lecture series.

Restaurants and Culture

The Evans corridor has long been a popular haunt for students and residents alike with a grocery store, coffee houses, ice cream shops, bars and restaurants. A bit removed from the DU campus is another small corridor of businesses and restaurants on Downing Street. Located across from Porter Adventist Hospital, you’ll find a smattering of restaurants and a liquor store. Check out John Holly’s Asian Bistro and Little India for a quiet change of pace from the busy Evans district.

People love University neighborhood’s access to the Harvard Gulch trail, which cuts through the south section of University neighborhood and travels both east and west. This greenbelt continues west to Harvard Gulch Park and its 9 hole, par 3 golf course and east through DeBoer Park before ultimately stopping at Colorado Boulevard.
